Booking

A verbal booking will be accepted but must be confirmed in writing with the booking form and deposit within 10 days. The signatory on the booking form constitutes acceptance of the terms and conditions on behalf of themselves and all others named on the booking form, subject to English law and the exclusive jurisdiction of the English courts. It is necessary for all of the party occupying the villa to be named on the booking form as stated by Florida Law. The signatory on the booking form must also be 21 years or over. Bookings are not accepted from parties of young adults under 21. Further details on the villa and key collection will be forwarded to you after the final payment has been received 60 days prior to departure.

Payment Procedures

A deposit of £150.00 per week must be enclosed with the booking form. The remaining balance is then due 60 days prior to the first rental day specified on the booking form. If full payment is not received before these 60 days the owners reserve the right to cancel your booking. In such an event cancellation charges will apply. Bookings made within 60 days of departure require full payment at time of returning the booking form.

Any Booking for 7 days or less will be subject to an additional £50 cleaning charge.

Cancellations or Amendments

If you need to amend or cancel your booking we require confirmation in writing immediately. The following charges will be incurred if you cancel your booking: 60 days or more before of departure - Loss of deposit 30 - 60 days before departure -50% of rental fee Less than 30 days - 100% of rental fee

In the unlikely event that circumstances beyond the owners control necessitate the cancellation of the rental agreement, the owners reserve the right to do so and will only be liable to refund monies already paid by the party.

 

Security Deposit

A security deposit of £200.00 is due at the time of the final balance payment. This will be refunded following your return once we have received a satisfactory report from our management company and all utility bills covering the period of your stay are received and are acceptable. Our guests must agree to the following:

a) Take good care of the property and report any damage, breakages or loss to the management company immediately.

b) To leave the property in a clean and tidy condition at the end of your stay.

c) To allow reasonable access to the owners or their agents in order to carry out necessary maintenance work.

d) Not to sublet or share the property except with the persons recorded on the booking form.

e) If any guests not included on the booking form, or more than 12 people are found to be staying at the villa the whole party may be required to vacate the villa immediately.

f) No pets, animals or smoking is permitted in the villa or surrounding pool areas and gardens.

g) To ensure the alarm system is activated whenever the villa is left unoccupied. Prior to your departure we will provide you with your own unique code and instructions to operate the system.

h) To comply with local laws guests are asked not to air or dry clothing or towels outside of the villa or in the pool area.

i) To ensure the pool hoist and shower chair are not damaged by ay persons with or without permission to use them.

 

If it is established that the agreements above are not being followed the owners reserve the right to retain the security deposit paid.

 

Arrival and Departure

Arrival and departure day is Saturday. The earliest arrival time at the villa is 4.00pm local time, unless otherwise agreed. You must vacate the villa by 11.00am on the day of your departure to allow access for the cleaners. Failure to vacate at this time may render you liable to incur additional charges. Villa Facilities

Guests may use the swimming pool and Spa at their own risk; the owners and agents do not accept liability for any injury. Please ensure that the safety rules are observed at all times, and children have constant supervised whilst in the pool and surrounding areas. Guests must also exercise care on all wet surfaces. Pool heating is included in the rental cost of your holiday. A specific temperature cannot be guaranteed, as many things such as weather conditions can affect this. A pool cover is available to keep the pool warm and insects out. The management company will place this out when needed, and you are asked to keep the pool covered during times it is not in use. If you require the use of the pool hoist please specify on your booking form. Guests are asked to take great care when using the pool hoist and do so at their own risk.

The Gas BBQ is to be used on the grassed area only around the villa and is to be taken out of the villa through the double garage doors. Please leave the BBQ and utensils clean after use and return to the garage. The BBQ is to be used at your own risk. Under no circumstances must the BBQ be taken into the villa or pool area. NB The pool cover is not for people to walk on and will not support you. Under no circumstances should anyone attempt to do so.

The villa is fully air-conditioned and can be operated using the ‘on’ and ‘off’ switch. The air conditioner unit is not to be adjusted and is set at a comfortable temperature for our guests.

The villa is provided with a telephone, which allows free incoming calls, plus free use for local and emergency calls (911 only). Guest occupying the property wishing to use the telephone for long distance or international calls will require a credit card.

 

Property Management

Should you experience any problems whatsoever with the villa during your stay, please contact the management company as soon as possible and they will endeavour to resolve the matter as quickly as practically possible. The villa is treated regularly to ensure pest and termite control and is thoroughly cleaned after each stay. Keeping windows shut should avoid any large insects sharing your stay in the villa! This will also allow for the air-conditioning system to function properly and keep the inside of the villa at a steady temperature.

 

Force Majeure

The owners and their agents will not be liable for loss of delay occurred by any of the following: strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, fire, flood, technical or weather problems to transport, aircraft grounding, closure of airports or ports, weather, or any other event(s) beyond their control. Insurance

It is strongly advised that you take out appropriate travel/holiday insurance for the period of your stay at the time of placing your booking. Please make sure all in your party are aware of the terms & conditions set out above. A copy will be accessible to you in the villa should you need to refer to them during your stay.
